At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land situate, lying and being in Baltimore Hundred, Sussex County, and State of Delaware, being known and designated as LOT NUMBER FIFTY-FOUR (54) of HAMPDEN PARK, Baltimore Hundred, Sussex County, Delaware, as shown and designated on the plot of Hampden Park, Baltimore Hundred, Sussex County, Delaware which said plot is filed for record in the Office of the Recorder of Deeds, in and for Sussex County, at Georgetown, Delaware, in Plot Book 9 at page 055, and being more particularly described according to a survey prepared by Theodore B. Simpler, PLS, dated July 22, 1997, as follows, to wit:

BEGINNING at a concrete monument found, situate on the southerly 50' right-of-way of County Road No. 388, said concrete monument being a corner for these lands and lands of January Corp., thence running with the lands of January Corp., South 10' 14' 11" East, 72.63 feet to a 3/4" pipe (set), said pipe being a corner for these lands and Lot 53 and a point on line of the lands of January Corp.; thence turning and running with Lot 53, North 79'.45' 49" East, 135.00 feet to a 3/4' pipe (set), situate on the westerly 50' right-of-way of Hastings Road, said pipe being a corner for this lot and Lot 53; thence turning and running with Hastings Road, North 10' 14' 11" West, 53.70 feet to a 3/4" pipe (set); thence continuing along a curve to the left, said curve having a radius of 30.00 feet, a length of 50.32 feet and a delta angle of 96' 06' 29", to a 3/4" pipe (set), situate on the aforesaid southerly right-of-way of County Road No. 388; thence continuing along County Road No. 388, South 73' 39' 20" West, 102.43 feet home to the point and place of beginning, said to contain 10,640 square feet of land, more or less.

Being the same lands and premises which Donna M. Cinotti-Zawitoski, did grant and convey unto William Schmuff, Jr. and Marlene S. Schmuff, by deed dated July 25, 1997 and recorded on July 31, 1997 in the Office of the Recorder of Deeds, in and for Sussex County, State of Delaware, in Deed Book 2220 at Page 43.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before November 21, 2011. Sale subject to confirmation by the Superior Court on November 28, 2011 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser.
