Beginning at a concrete marker set on the Westerly side of Rt. 402 and set approximately .25 miles from Rt. 82; thence North 27 degrees 30 minutes 40 seconds West a distance of 110.00 feet to a point; thence South 62 degrees 29 minutes 20 seconds West a distance of 100 feet to a point; thence South 27 degrees 30 minutes 40 seconds East a distance of 120.49 feet to a point; thence North 56 degrees 30 minutes 00 seconds East a distance of 100.55 feet home to the point and place of beginning, said to contain 11,525 square feet of land, more or less, according to a plot prepared by J.J. McCann, Inc. Surveyors, of record in Plot Book Page__.
BEING the same land and premises that Ernest A. Timmons, by Deed dated July 31, 1984 and recorded in the Office of the Recorder of Deeds, in and for Sussex County, State of Delaware, in Deed Book 1285, Page 120, did grant and convey unto Robert Donahue and Rebecca Donahue, his wife. Robert Donahue departed this life on November 27, 2000 leaving Rebecca Donahue the sole owner. Rebecca Donahue subsequently departed this life on December 3, 2006 intestate, leaving title to the property to her five surviving children, Robert J. Donahue, Sam H. Donahue, Pearl Donahue, Cathy Donahue and Gloria White.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash, Certified Check or Cashier's Check, is required. The balance is to be paid on or before September 2, 2008. Sale subject to confirmation by the Superior Court on September 5, 2008 and also subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser.
