Seacoast Realty agents John and Andy Timmons (Team Timmons) have started filling contracts on 36 new home sites near Dagsboro — a development called Herring Wood — with a special market in mind.

They’re offering a $3,000 bonus to firefighters, police officers, military personnel and school district employees.
That bonus can go toward the down payment, or any of many model upgrades.
All three models come in around 1,500 square feet, and start near $250,000.
Gulfstream Development’s Bill Davey is managing the construction.
Davey ran his own contractor business out of Erie, Pa. and has over 30 years in the business.
He’s been with Gulfstream for about three years now, and worked on the Briarcliffe and Rosegate developments in Ocean View.
Davey said Herring Wood was a departure from the 2,600- to 2,800-square-foot homes he’d worked on over the past few years.
“Basically, this is for the community,” he said.
While the homes are a little smaller, the lots are quite large — ranging from three-quarters of an acre to 1.41 acres.
Some will be wooded, and there will be three ponds scattered throughout the streetlighted development.
Davey credited Gulfstream (based in Ocean View) for refusing to cut corners. “We have a tendency to go for overkill on the quality and workmanship,” he stated. “They’re great people to work for.”
He pointed out some of the architectural details that come standard, like the wide windowsills.
“That’s something I brought from up north,” Davey grinned. “They make it so much nicer looking — really give the place some character.”
Decorative trim — chair rail and picture frame, similar to wainscoting — also comes standard, as do rounded corners and “knockdown” textured drywall.
Water conditioning, central air and a heat pump are all included, with an energy-efficient heat pump upgrade available for less than $1,000.
All three home styles feature generous glass, and come with a landscape starter package. One comes with a fireplace, another with a two-car garage (optional on the other two).
Davey said they would lay out the Herring Wood interiors with vinyl floors and carpet, but clients can choose from tile or hardwood, dress up the cabinetwork, or drop in skylights.
The decks are standard, but can be upgraded from pressure-treated wood to a composite material, or screened.
“If someone likes the models, but wants to add on a couple feet to a room, I’ll work with them to customize the home to their liking,” Davey said. He predicted interior changes might not extend the building time, although building to a larger footprint might take another month or so.
Davey estimated model homes would take about 160 days from pre-construction meeting to turnkey ready, and even less once the roads were completed.
“After the pre-construction meeting, from that point on, I’ll take on the homeowner as a client right up until the end of the warranty,” Davey said. “We back our homes 100 percent.”
Prospective homebuyers can come by Herring Wood today to see what he’s talking about.
The model home, a three bed, two bath “Chesapeake,” is now open — and thoroughly tricked out.
Team Timmons agents Kae Quillen and Kathy Townsend noted an early-bird special for interested homebuyers. Anyone who decides on Herring Wood between now and the end of the grand opening on Presidents’ Day Weekend will receive $2,500 toward upgrades.
The grand opening is scheduled for Saturday, Feb. 19, from 10 a.m. to 4 p.m., and Sunday, Feb. 20, from noon to 4 p.m.
The early-bird incentive is an either/or with the $3,000 bonus, and only available in the short term, but Quillen said the credit for school district employees, military personnel, firefighters and police officers would be available until the development sold.
Herring Wood is located on the north side of Route 20 (Armory Road), just south of the new Indian River High School.
