On April 24, the Sussex County Planning & Zoning Commission will hold three public hearings regarding revised requests submitted by Castaways Bethany Beach LLC, for a proposed campground, multi-family duplex residential units and waterpark, to be located off of Cedar Neck Road, near Bethany Beach and Ocean View.
One of Castaways Bethany’s requests is to rezone 9.45 acres of land from the C1-General Commercial District to a MR-Medium Density Residential District. Another request looks to rezone 17.8 acres from a standard MR-Medium Density Residential District to the MR-Residential Planned Community designation. The last request is for a conditional use on 11.56 acres in the MR district for multi-family dwelling structures.
In September of 2012, Castaways Bethany first approached the County about their proposed development, and the proposal garnered much opposition — with more than 400 letters and at least 288 petition signatures opposing the project.
In December 2012, the commission recommended the county council deny all three original applications, which had requested two parcels be rezoned from MR to AR-agricultural-residential, with a portion to encompass the campground. The third application, for a conditional use, addressed the property as a whole, about 38 acres.
Following the recommendation against approval, Castaways withdrew their applications.
