At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece of land situate, lying and being in Indian River Hundred, Sussex County, State of Delaware, being more particularly shown on a plot prepared by Miller/Lewis, Inc., Registered Surveyors, dated May 19, 2003, and being more particularly described as follows, to-wit:

BEGINNING at a point located on the Westerly right of way line of County Road 305, said pipe being a corner for this land and other land of Dwight Taylor, thence turning and running along the line of Taylor in a Northwesterly direction such a distance as will reach an iron pipe, thence turning and running North 17 degrees 40 minutes 19 seconds East, 571.22 feet to an iron pipe, said pipe being a comer for this lot; thence turning and running South 72 degrees 19 minutes 40 seconds East, 140.00 feet to an iron pipe located on the Westerly right of way line of Sussex County Road 305; thence turning and running along Sussex County Road 305, South 17 degrees 40 minutes 19 seconds West, such as distance a will reach a point.

BEING the same land as conveyed unto Stanley L. Johnson and Linda D. Johnson, his wife by Deed of Richard C. Johnson and Patricia A. Johnson, his wife, dated July 19, 2005 and recorded in the Office of the Recorder of Deeds, in and for Sussex County, at Georgetown, Delaware, in Deed Book 3173, page 291.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash or Cashier's Check is required. The balance is to be paid on or before 3/21/16. Sale subject to confirmation by the Superior Court on 3/28/16; subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
Purchaser; and subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
