At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL THAT CERTAIN lot, piece or parcel or land situate in the Town of Ocean View, Baltimore Hundred, County or Sussex, State of Delaware, and being known and designated as Lot 75, Avon Park, as shown on a Plat of Avon Park, prepared by Stephens Environmental Consultants, Inc., dated April 30, 2003 and filed for record in the Office or the Recorder of Deeds, in and for Sussex County, Georgetown, Delaware in Plot Book 81, Page 284.

BEING a portion of the same lands conveyed to NVR, Inc. by Deed of Gulfstream Homes Inc., said Deed dated June 9, 2005 and recorded in the
Office or the Recorder of Deeds in and for Sussex County, Delaware in Deed Book 3159, Page 347.

BEING the same lands and premises which NVR, Inc., by Deed dated November 1, 2005 and recorded November 15, 2005 in the Office for the Recorder of Deeds in and for the County of Sussex, and State of Delaware, in Deed Book Volume 3231, Page 203, granted and conveyed unto Diane S. Morris Murphy.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash or Cashier's Check is required. The balance is to be paid on or before 5/16/16. Sale subject to confirmation by the Superior Court on 5/20/16; subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
Purchaser; and subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
