BEING a part of the same land conveyed unto Thomas M. Ryan by a Deed of Miles Messick and Mary M. Messick dated
October 4, 1977 and filed for record in the Office of the Recorder of Deeds, in and for Sussex County at Georgetown, Delaware in Deed Book 871, page 125. Thomas M. Ryan
departed this life intestate November 4, 2002 leaving to survive him as his only heirs at law, a mother, Lois F. Ryan and two
siblings, Charles P. Ryan (a/k/a Charles P. Ryan, Jr. in error) and Janice Phelan, who was appointed Administratrix of the
estate. Lois F. Ryan disclaimed any interest in the estate by a Disclaimer dated December 13, 2002.
