At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware,
Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

ALL that certain lot, piece or parcel of land, situate, lying and being on the East side of Schulz Road, Town of Fenwick
Island, Sussex County, Delaware, and more particularly
described as follows:

BEING all of LOT NO. 422 as laid out on the Plot of
Subdivision No.4 of the Lands of George J. Schulz, Fenwick Island, Delaware, as the same is now of record in the Office of the Recorder of Dees, at Georgetown, in Delaware, in Plot Book No. 2, Page 50, said lot having a frontage of fitly feet (50') on said Schulz Road and extending back a uniform width of one hundred twenty-five (125'), together with all
improvements thereon.

Being the same lands and premises which Anthony B. O'Brien, did grant and convey unto Anthony B. O'Brien & Krystyna O'Brien, by deed dated October 4, 2004 and recorded on
October 21, 2004 in the Office of the Recorder of Deeds, in and for Sussex County, State of Delaware, in Deed Book 3050 at Page 23.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s
license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash or Cashier's Check is
required. The balance is to be paid on or before 7/18/16. Sale subject to confirmation by the Superior Court on 7/22/16;
subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser; and subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the Purchaser.
