At the Sussex County Sheriff's Office, West Complex, 22215 DuPont Boulevard, Georgetown, Delaware, Georgetown Hundred, Sussex County, State of Delaware, the following described real estate to wit:

FOUR BETHANY MEADOWS CONDOMINIUM situate, lying and being in Baltimore Hundred, Sussex County, Delaware, being more particularly bounded and described in the Declaration of Murray's Enterprises, Inc., a Delaware corporation, recorded August 1990 and recorded in the Office of the Recorder of Deeds, at Georgetown, Sussex County, Delaware, in Deed Book 1618, Page 128, (the Four "Declaration"), as amended by First Amendment to Declaration in Deed Book 1735, Page 198; as amended in Deed Book 2129, Page 326; as amended in Deed Book 2177, Page 334; as amended in Deed Book 2339, Page 057; and as amended in Deed Book 2354, page 254; and in the Declaration Plan of PHASE FOUR FOXFIRE MEADOW CONDOMINIUM, as filed for record in the Office of the Recorder of Deeds, aforesaid, in Plot Book 41, Page 36, (the "Declaration Plan"), and as amended in Plot Book 44, Page 348, and as amended in Plot Book 63, Page 105, all pursuant to the provisions of the Unit Property Act of the State of Delaware, Title 25, Section 2201, et seq. of the Delaware Code, said property being subject to a Code of Regulations of Record in the Office of the Recorder of Deeds, aforesaid, in Deed Book 1618, Page 172, (the "Code of Regulation").

Being the same lands and premises which William F. Jackson, Jr., and Mindi A. Jackson, did grant and convey unto Timothy Fitzpatrick, by deed dated September 9, 2003 and recorded on September 12, 2003 in the
Office of the Recorder of Deeds, in and for Sussex County, State of Delaware, in Deed Book 2882 at Page 291.

Registration is required for all bidders prior to sale. A $4,000.00 deposit (Cash or Cashiers/certified check payable to Sheriff of Sussex County) and valid driver’s license or photo I.D. are required to register.

TERMS: 20 percent of the purchase money will be demanded on day of sale (The $4,000.00 Bidder Registration Fee will be credited to the 20% deposit). Cash or Cashier's Check is required. The balance is to be paid on or before 12/19/16. Sale subject to confirmation by the Superior Court on 12/27/16; subject to a 1 1/2 percent Delaware Realty Transfer Tax; 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
Purchaser; and subject to 1 1/2 percent Sussex County Realty Tax, 3/4 percent to be paid by the Seller and 3/4 percent to be paid by the
